Yoel Schwimmer seeks certification to construct three buildings with a combined 736K sf in Gowanus

Yoel Schwimmer through HR DC Smith Street Owner LP is seeking Chairperson Certification to facilitate the development of three mixed-use buildings, which will total 736,515-square-feet of development, at 459 Smith Street in Gowanus. Yoel Schwimmer, was the signatory.

Yoel Goldman’s All Year Management purchased the site for $48 million in July 2017. PincusCo reported, based on Tel Aviv Stock Exchange filings, that All Year, who recently filed for Chapter 11 bankruptcy, would be selling the site. It is unclear if Schwimmer has acquired the site yet, or if he is in contract to acquire it. The developer did not immediately respond to a request for comment. Documents in city public records do not show a recent sale.

The requested certification will facilitate the issuance of a foundation and excavation permit for a mixed-use development. According to the filing, the proposed building development is currently intended to be a mixed-use development constituting three mixed-use buildings ranging between eight and 25 stories with ground floor non-residential use.

The development site is currently anticipated to include roughly 723,742-square-feet of residential space and roughly 12,773-square-feet of non-residential space. The plans do not indicate the number of dwelling units that the assemblage will include.
