Yocheved Perlstein pays $10.5M to Haimof Group for two rentals in Williamsburg
Yocheved Perlstein through the entity Broadway Villas LLC paid $10.5 million to Haimof Group through the entity Cobroadway LLC for the 10-unit rental (C1) at 413 Broadway in Williamsburg, Brooklyn and the 10-unit rental (C1) at 409 Broadway in Williamsburg, Brooklyn.
The deal closed on December 8, 2021 and was recorded on December 28, 2021.
The two properties have 30,669 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $342 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Haimof Group was Kamyar Haimof. The signatory for Yocheved Perlstein was Yocheved Perlstein.
(302012872) Plans for a 9-unit, R-2 were filed on September 19, 2005 and were permitted on November 3, 2008 for one of the parcels.
Kamyar Haimof is the principal of Haimof Group.
The former owners according to the Department of Housing Preservation and Development includes Kamyar Haimof, head officer and Mark Winter, shareholder. The business entity is Thg Broadway Llc.
Within a 400-foot radius of 413 Broadway, PincusCo identified five commercial real estate items of interests occurred over the past 24 months.
Of those five items, one was in new building development. It was a new building permit issued on June 12, 2020 for a 18,200-square-foot office (B) building at 453 Broadway.
Of those five items, one was for major renovation including a certificate of occupancy change. It was a permit application filed on July 9, 2021 for the $303,945 renovation of a 4,405-square-foot R-2 building with six residential units at 384 South 5th Street.
Of those five items, three were loans above $5 million totaling $26 million. The most recent of the three was Isaac Dahan which borrowed $9.8 million from Argentic Investment Management secured by two condo units in the 4,321-square-foot, 22-unit mixed-use building (RM) on 370 South 4th Street on August 17, 2021.
