Yelena Vaynshteyn through the entity 815 Khy Group LLC as borrower signed a new construction loan with lender Ponce Bank through the entity Ponce Bank valued at $35 million for the 24-unit project at 815 Kings Highway in Sheepshead Bay, Brooklyn.
There is a new building project for a 24-unit, 108,489 square-foot residential R-2 building submitted by Yelena Maksumov with plans filed December 22, 2021.
The deal closed on June 22, 2023 and was recorded on July 3, 2023.
The owner bought the property on June 22, 2021, for $12.2 million. The signatory for Yelena Vaynshteyn was Yelena Vaynshteyn. The signatory for Ponce Bank was Steven A. Tsavaris. The developers also have a $7.5 million subordinate loan held by an entity, Kings Ditmas Capital LLC, that shares an address with owner Yelena Vaynshteyn.
The property
The parcel has frontage of 103 feet and is 170 feet deep with a total lot size of 15,839 square feet. The lot is irregular.
