Yair Bohadana pays $3.5M to Yosef Emergi for dev site in Belmont
Yair Bohadana through the entity Fordham Villa LLC paid $3.5 million to Yosef H. Emergi through the entity Avital Properties Ny LLC for eight-unit development site at 2377 Hoffman Street in Belmont, Bronx and eight-unit rental (C1) at 2369 Hoffman Street in Belmont, Bronx.
The deal closed on October 25, 2021 and was recorded on November 22, 2021.
The two properties have 14,675 square feet of built space and 663 square feet of additional air rights for a total buildable of 15,357 square feet according to PincusCo analysis of city data. The sale price per built square foot is $235 and the price per buildable square foot is $224 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

Within a 400-foot radius of 2377 Hoffman Street, PincusCo identified three commercial real estate items of interests occurred over the past 24 months.
Of those three items, one was for major renovation including a certificate of occupancy change. It was a permit issued on December 4, 2020 for the $952,000 renovation of 11,900-square-foot F-2 building with no residential units at 2368 Hoffman Street.
Of those three items, two were loans above $5 million totaling $15 million. The most recent of the two was Christopher M. Santomero which borrowed $9.1 million from Mahopac Bank secured by the 4,366-square-foot, six-unit mixed-use building (K2) on 2400 Hoffman Street and seven other properties on January 25, 2021.
