Xenolith signs $90.2M construction loan for 201-unit project in Soundview

Xenolith Partners through the entity Casa Celina Housing Development Fund Company Inc. as borrower signed a new construction loan with lender New York City Housing Development Corportation valued at $90.2 million for the development at 1001 Thieriot Avenue in Soundview, Bronx.
The deal closed on June 24, 2021 and was recorded on July 8, 2021.

The signatory for Xenolith Partners was Donald Manning. The signatory for New York City Housing Development Corportation was Ruth Moreira.
(210181079) Plans for a 201-unit, 136,017 square-foot R-2 were filed on March 27, 2020 and were permitted on June 25, 2021.
Casa Celina is a low-income housing project being developed by Xenolith Partners, The Kretchmer Companies, ELH Mgmt. and JASA.  Donald Manning is the director of housing at JASA.  The financing was composed of a $66.5 million first building loan, a $15.9 million project loan and a $7.7 million second building loan.
