Westside Market founder John Zoitas through the entity 2846 31 Street Realty LLC paid $1.9 million to Rosa M. Bolanos and Jorge J. Bolanos through the entity Bolanos, Jorge J for the mixed-use building (S1) at 28-46 31st Street in Astoria, Queens.
The deal closed on May 26, 2023 and was recorded on June 12, 2023. The property has 2,400 square feet of built space and 5,600 square feet of additional air rights for a total buildable of 8,000 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $770 and the price per buildable square foot is $231 per the PincusCo analysis. The city-designated market value for the property in 2022 is $1.2 million.

There were no lawsuits or bankruptcies filed against the property for the past 24 months. In addition, according to city public data, the property has not received any significant violations in the last year.
