Westbridge Realty pays $3.9M for rental in Carroll Gardens
Westbridge Realty Group through the entity 419 Clinton LLC paid $3.9 million to 419 Clinton St. LLC through the entity 419 Clinton St. LLC for 10-unit rental (C1) at 419 Clinton Street in Carroll Gardens, Brooklyn.
The deal closed on November 3, 2021 and was recorded on November 16, 2021.
The property has 7,398 square feet of built space and 100 square feet of additional air rights for a total buildable of 7,500 square feet according to PincusCo analysis of city data. The sale price per built square foot is $530 and the price per buildable square foot is $523 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on July 12, 2007, for $2.8 million.
The signatory for 419 Clinton St. LLC was Roy C. Justice. The signatory for Westbridge Realty Group was Steven Reich.
The former owners according to the Department of Housing Preservation and Development included Roman Gershun, head officer and Edward Rubinchik, shareholder. The business entity was 419 Clinton St Llc.
Within a 400-foot radius of 419 Clinton Street, PincusCo identified two commercial real estate items of interests occurred over the past 24 months.
They were all for building rehabilitation or alteration that require a change to the certificate of occupancy. They were one permit with a total initial cost of $834,055 and one initial temporary certificate of occupancy issuance for a project that initially costed $805,000. The most recent of these two items was the permit on October 26, 2020 for a 8,397-square-foot R-2 building with four residential units at 407 Clinton Street.
