West Village townhouse sells for $14.4M

The entity Street Lion Trust paid $14.4 million to Amy Berkower and Daniel B. Weiss for the townhouse (A4) at 84 Perry Street in West Village, Manhattan.
The deal closed on July 7, 2021 and was recorded on July 22, 2021.
The property has 4,640 square feet of built space and 1,905 square feet of additional air rights for a total buildable of 6,553 square feet according to PincusCo analysis of city data. The sale price per built square foot is $3,113 and the price per buildable square foot is $2,204 per the PincusCo analysis.
The signatory for Amy Berkower and Daniel B. Weiss was Amy Berkower and Daniel B. Weiss. The signatory for Street Lion Trust was Uel Rheem.

Within a 400-foot radius of 84 Perry Street, PincusCo identified five commercial real estate items of interests occurred over the past 24 months.
Of those five items, one was in new building development. It was a new building permit application filed on July 27, 2020 for a 34,564-square-foot R-2 building with 26 residential units residential units at 540 Hudson St.
Of those five items, one was for major renovation including a certificate of occupancy change. It was a permit issued on May 28, 2021 for the $485,000.0 renovation of 2,787-square-foot R-3 building with one residential units at 557 Hudson Street.
One of those five items was a sale which Pineland Co. Ltd. bought the 3,050-square-foot, four-unit mixed-use building (S3) on 388 Bleecker Street for $6.4 million from Nancy Beaumont on December 1, 2020.
Of those five items, two were loans above $5 million totaling $11.5 million. The most recent of the two was Susanna Neumann which borrowed $5.0 million from New York Community Bank secured by the 6,300-square-foot, four-unit mixed-use building (S3) on 547 Hudson Street and one other property on April 13, 2021.
