West Village townhouse sells for $12.6M

Kathleen Atkins and Paul Atkins paid $12.6 million to Clevenger Properties, LLC for the townhouse (A4) at 66 Charles Street in West Village, Manhattan.
The deal closed on July 30, 2021 and was recorded on August 17, 2021.
The property has 2,880 square feet of built space and 0 square feet of additional air rights for a total buildable of 2,211 square feet according to PincusCo analysis of city data. The sale price per built square foot is $4,383 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

The signatory for Clevenger Properties, LLC was Ellen Dougherty. The signatory for Kathleen Atkins and Paul Atkins was Kathleen Atkins.

Within a 400-foot radius of 66 Charles Street, PincusCo identified seven commercial real estate items of interests occurred over the past 24 months.
Of those seven items, one was for major renovation including a certificate of occupancy change. It was an initial temporary certificate of occupancy issued on March 17, 2020 for the $2.9 million renovation of a building with nine residential units at 117 Seventh Avenue South.

Of those seven items, three were loans above $5 million totaling $32.8 million. The most recent of the three was Sabet Group which borrowed $11.2 million from Dime Community Bank secured by the 19,888-square-foot, 24-unit rental (C1) on 63 Perry Street on July 13, 2021.
