West Village four-family sells for $6.3M
The entity 221 W 13th Street Development LLC paid $6.3 million to the entity 221 West 13th Street Associates LLC for the four-unit four-family building (C3) at 221 West 13th Street in West Village, Manhattan.
The deal closed on August 23, 2021 and was recorded on September 23, 2021.
The property has 3,840 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $1,640 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on August 4, 2004, for $3.2 million.
The signatory for 221 West 13th Street Associates LLC was Sandeep Chatrath. The signatory for 221 W 13th Street Development LLC was Asaf Dror.
The owners according to the Department of Housing Preservation and Development includes Sandeep Chatrath, head officer and Rohit Misra, agent. The business entities are Misra Group Llc and 221 West 13th Street Associates Llc.
Within a 400-foot radius of 221 West 13th Street, PincusCo identified five commercial real estate items of interests occurred over the past 24 months.
Of those five items, two were sales above $5 million totaling $20.9 million. The most recent of the two was Paul Keary and Melissa Merrill Keary which bought the 3,565-square-foot, one-unit townhouse (A4) on 245 West 13th Street for $11 million from Paul Camp and Angel Vladimir Oliveros on June 29, 2021.
Of those five items, three were loans above $5 million totaling $23.1 million. The most recent of the three was Sackman Enterprises which borrowed $9.2 million from New York Community Bank secured by three condo units in the 138-unit mixed-use building (RM) on 222 West 14th Street on July 21, 2020.
