Weill Cornell files plans for 128K sf campus building in UES

UPDATED 12:56 p.m., Oct. 23, 2023: Weill Cornell Medical College, on November 3, filed a permit application for construction of a 221-unit, 128,205-square-foot building at 1393 York Avenue in the Upper East Side, Manhattan. Dmitri Konon, assistant vice provost at Weill Cornell Medicine, filed the plans.

The zoning information states the building will only have 31 apartments, however the scope of work states there will actually be 221.

The estimated job cost is $118 million, while the overall development cost has been estimated at $260 million.

Weill Cornell Medical College purchased the site from the Church of the Epiphany for $68 million in February of 2019. According to a report from The Real Deal at the time, that purchase worked out to slightly more than $600 per buildable square foot.

These are the fifth new building plans filed in the UES so far this year.

According to a spokesperson for Weill Cornell, “$118 million is an accurate estimate for the construction cost, but does not include the land acquisition and FF&E [furniture, fixtures, and equipment] costs; therefore, the $118 million does not represent the full cost of the project. Weill Cornell Medicine’s anticipated cost of the project has consistently been estimated at $260 million.”

The plans call for the construction of a 202-foot-tall, 17-story building and were filed with the New York City Department of Buildings under job number M00614697.

The project is described in the filing as: Construct a new building accessory to Weill College of Medicine including new student residences, student common centers, fitness, and support spaces.

Per the plans, the ground floor of the building will have offices, a lounge, and a garden. The second floor will have 17 units, floors three through six will each have 18 units per floor, the seventh floor will have 17 units, floors eight through 13 will each have 14 units per floor, floors 14 and 15 will each have 13 units, while the 16th floor will have five units, lounges, and office space. The cellar will have office space and an exercise room.
