Ventura family pays $15M for rental in Carnegie Hill

Vincent Ventura through the entity 151 E 90 LLC paid $15 million to Vadim Dorfman through the entity Roker Realty Corporation for the 43-unit rental (D3) at 151 East 90th Street in Carnegie Hill, Manhattan.
The deal closed on May 14, 2021 and was recorded on June 15, 2021.
The property has 38,500 square feet of built space and 29,445 square feet of additional air rights for a total buildable of 67,950 square feet according to PincusCo analysis of city data. The sale price per built square foot is $389 and the price per buildable square foot is $220 per the PincusCo analysis.
The signatory for Vadim Dorfman was Richard Mezan. The signatory for Vincent Ventura was Anthony Ventura.

The former owners according to the Department of Housing Preservation and Development included Richard Mezan, head officer and Vadim Dorfman, officer. The business entities are Rosedale Mgmt Co and Roker Realty Corp.
Within a 400-foot radius of 151 East 90th Street, PincusCo identified four commercial real estate items of interests occurred over the past 24 months.
Of those four items, one was for major renovation including a certificate of occupancy change. It was an initial temporary certificate of occupancy issued on November 24, 2020 for the $844,000 renovation of a single-family at 156 East 89th Street.
One of those four items was a sale which Redeemer Presbyterian Church bought the 21,342-square-foot, 24-unit rental (C4) on 150 East 91st Street for $29.5 million from GPG Properties on August 19, 2020.
Of those four items, two were loans above $5 million totaling $12.1 million. The most recent of the two was David Simhaee which borrowed $5.1 million from Signature Bank secured by the 7,028-square-foot, 18-unit rental (C7) on 1596 3rd Avenue and one other property on January 25, 2021.
