Venterra Realty pays $4.5M to Hour Children for industrial in Long Island City

Venterra Realty through the entity The Kermit Building LLC paid $4.5 million to Hour Children through the entity Hour Children, Inc. for industrial (E9) at 36-30 13th Street in Long Island City, Queens.
The deal closed on May 12, 2021 and was recorded on May 25, 2021.
The property has 10,000 square feet of built space and 0 square feet of additional air rights for a total buildable of 10,000 square feet according to PincusCo analysis of city data. The sale price per built square foot is $450 per the PincusCo analysis.
The owner bought the property on 1-Aug-17, for $5 million.
