Vanderbilt University signs $44.3M ground lease with General Theological Seminary at four properties in Chelsea

Vanderbilt University through the entity Vanderbilt Chelsea Holdings LLC signed a 99-year ground lease valued at $44.3 million with the General Theological Seminary for the specialty building (W7) at 440 West 21st Street in Chelsea, Manhattan, hotel condo at 180 10th Avenue in Chelsea, Manhattan. The expected use is owner-occupied. The seminary will continue to use some of the space.
The deal closed on September 15, 2025 and was recorded on September 26, 2025. The four properties have 221,698 square feet of built space and 99,549 square feet of additional air rights for a total buildable of 233,319 square feet according to a PincusCo analysis of city data. The lease price per built square foot is $199 and the price per buildable square foot is $189 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for General Theological Seminary was Ian Markham. The signatory for Vanderbilt University was Darren Reisberg. The attorney general gave approval in August for the 99-year lease.
According to a press release from the seminary: “Under the terms of the lease agreement, GTS will have access to more than twice the current level of accommodation on the Close for student intensive weeks, enabling it to increase the number of students in each cohort of the MDiv program over time.”

Vanderbilt University said in a press release, “The university is exploring academic and nonacademic initiatives on the campus,” including a “study-away” option and a one-year master’s program option.

Prior sales and revenue

Prior to this transaction, PincusCo has no record that the buyer Vanderbilt University had purchased any other properties and has no record it sold any properties over the past 24 months.
The seller General Theological Seminary had not purchased any other properties and had not sold any properties over the same time period.

The property

The specialty buildings in Chelsea has 221,698 square feet of built space and 99,549 square feet of additional air rights for a total buildable of 233,319 square feet according to a PincusCo analysis of city data. The zoning is R7B which allows for up to 3 times floor area ratio (FAR) for residential. The property is in the Chelsea Historic District.

Violations and lawsuits

There were no lawsuits or bankruptcies filed against the properties for the past 24 months. In addition, according to city public data, the properties have received one DOB violation, $7,400 in ECB penalties, and $8,800 in OATH penalties in the last year.

Development

For the tax lot buildings, two out of the four buildings received a initial certificate of occupancy in the last ten years. There are no active new building construction projects or major alteration projects with initial costs more than $1 million on this tax lot.

The neighborhood

In Chelsea, The bulk, or 35 percent of the 52.5 million square feet of commercial built space are office buildings, with elevator buildings next occupying 28 percent of the space. In sales, Chelsea has the 6th highest sale turnover among other neighborhoods in the city with $1.5 billion in sales volume in the last two years. For development, Chelsea has 2 times the average amount of major developments relative to other neighborhoods and is the 13th highest in Manhattan. It had 2.8 million square feet of commercial and multi-family construction under development in the last two years, which represents 5 percent of the neighborhood’s built space.

The block

On the tax block of 440 West 21st Street, PincusCo has identified the owners of one of the four commercial properties representing 5,390 square feet of the 151,927 square feet. The identified owner is Brodsky Organization.
There are no active new building construction projects on this tax block.

All properties are specialty.
