VAJA Group files plans for two buildings with combined 58 dwelling units in the Bronx
The VAJA Group, on March 7, filed two permit applications for construction of a 32-unit, 21,611-square-foot building at 3103 Sedgwick Avenue in Kingsbridge, Bronx, and a 26-unit, 17,287-square-foot building at 1405 Vyse Avenue in Morrisania, Bronx. Moses Freund, managing partner at the VAJA Group, filed the plans.
The developer has now filed seven new building plans, at least, since December of 2021. The seven plans combined call for the construction of 351 dwelling units. Six of the plans have been for developments in the Bronx and one has been in Queens.
Most recently, the developer filed plans last month for the construction of a 38-unit, 25,950-square-foot residential building at 2081 Anthony Avenue in Fordham Heights, the Bronx, and a 46-unit, 32,019-square-foot residential building at 1818 Prospect Avenue in East Morrisania, the Bronx.
The first plans call for the construction of a 60-foot-tall, six-story building and were filed with the New York City Department of Buildings under job number X00687107. The development site spans one tax lot.
The project is described in the filing as: proposed six-story new building, subject to 421-a deadline.
Per the plans, the ground floor of the building will have parking for 16 cars. Floors two and three will each have seven dwelling units per floor, while floors four through six will each have six dwelling units per floor. The roof will have recreation space.
The architect listed is S. Wieder Architect P.C.
The property was acquired for $1,000,000 on June 24, 2014.

The project is described in the filing as: proposed six-story new building, subject to 421-a deadline.
Per the plans, the ground floor of the building will have eight parking spots, one dwelling unit, and recreation space. Floors two through six will each have five dwelling units per floor.
