UWS townhouse sells for $13M

The entity Ilien LLC paid $13 million to Lion’s View Holdings through the entity 347 Wea LLC for townhouse (A4) at 347 West End Avenue in the Upper West Side, Manhattan.
The deal closed on June 2, 2021 and was recorded on June 24, 2021.
The property has 7,005 square feet of built space and 15,459 square feet of additional air rights for a total buildable of 22,470 square feet according to PincusCo analysis of city data. The sale price per built square foot is $1,855 and the price per buildable square foot is $578 per the PincusCo analysis.
The owner bought the property on 25-Feb-16, for $7.8 million.
The signatory for Lion’s View Holdings was Jesse Gordon.
(122732800)The DOB issued a major alteration (A1) initial temporary certificate of occupancy for the building with one residential unit on April 13, 2021.
Nedim Soylemez, a signatory for a previous loan on the building is the co-founder of Lion’s View Holdings.
The former owners according to the Department of Housing Preservation and Development included Nedim Soylemez, head officer and Rebecca Soylemez, shareholder. The business entity was 347 Wea Llc.
Within a 400-foot radius of 347 West End Avenue, PincusCo identified three commercial real estate items of interests occurred over the past 24 months.
Of those three items, one was for major renovation including a certificate of occupancy change. It was a permit issued on February 10, 2020 for the $86.9 million renovation of 0-square-foot residential (R-2) building with 66 residential units at 370 West End Avenue.
One of those three items was a sale which 327 West 76 St LLC bought the one-unit townhouse (A4) on 327 West 76th Street for $10.6 million from Leonard and Moira Zelin on March 11, 2020.
One of those three items was a loan which Stellar Management borrowed $24.2 million from New York Community Bank secured by the 50,600-square-foot, 61-unit rental (D3) on 252 West 76th Street on May 20, 2021.
