UWS townhouse sells for $10.8M

Zachary Brez and Jennifer Kangas paid $10.8 million to Nicholas Tsang through the entity Jtsa-59 East 80th LLC for the townhouse (A4) at 260 West 73rd St in Upper West Side, Manhattan.
The deal closed on October 22, 2021 and was recorded on November 5, 2021.
The property has 6,347 square feet of built space and 1,277 square feet of additional air rights for a total buildable of 7,628 square feet according to PincusCo analysis of city data. The sale price per built square foot is $1,693 and the price per buildable square foot is $1,409 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on September 17, 2015, for $7 million.
The signatory for Nicholas Tsang was Nicholas Tsang. The signatory for Zachary Brez and Jennifer Kangas was Zachary Brez and Jennifer Kangas.
Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000. One of the projects was to change the building from a J-0 to a R-3 and change the number of residential units from 9 to 1 and was permitted on July 10, 2018.

Within a 400-foot radius of 260 West 73rd St, PincusCo identified five real estate items of interest occurred over the past 24 months.
Of those five items, three were for major renovation including a certificate of occupancy change. They were one permit applications with a total initial cost of $1,000,000, one permit with a total initial cost of $632,560 and one initial temporary certificate of occupancy issuance for a project that initially costed $290,100. The most recent of these three items was the permit on February 4, 2021 for a 6,430-square-foot R-2 building with nine residential units at 268 West 73rd Street.
One of those five items was a sale which Finger Management bought the 4,828-square-foot, five-unit rental (C2) on 250 West 74th Street for $5.4 million from Marcia Regan on November 18, 2020.
One of those five items was a loan which the Kunofsky family borrowed $5 million from First Republic Bank secured by the 5,634-square-foot, 10-unit rental (C1) on 270 West 73rd Street on June 2, 2020.
