Storage Deluxe pays $15.2M for industrial in Washington Heights

Storage Deluxe through the entity 308 Dyckman Street LLC paid $15.2 million to Magic Novelty Co. through the entity Magic Novelty Co., Inc. for an industrial building (F2) at 302 Dyckman Street in Washington Heights, Manhattan.
The deal closed on June 15, 2021 and was recorded on June 24, 2021.

Storage Deluxe acquired the property through its affiliated company, Uovo.
The property has 39,264 square feet of built space and 0 square feet of additional air rights for a total buildable of 37,000 square feet according to PincusCo analysis of city data. The sale price per built square foot is $387 per the PincusCo analysis.
The signatory for Magic Novelty Co. was David Neuburger. The signatory for Storage Deluxe was Steven A. Novenstein.

Steven A. Novenstein and Steven Guttman founded Uovo, an art storage space.
Within a 400-foot radius of 302 Dyckman Street, Pincusco identified two commercial real estate items of interests occurred over the past 24 months.

One of those two items was a loan which David Edelstein borrowed $8.5 million from JPMorgan Chase Bank secured by the 70,102-square-foot, 69-unit rental (D1) on 1781 Riverside Drive on March 15, 2021.
