The Laboz family’s United American Land through the entity Tribeca Associates L.P. as borrower signed a refi loan agreement with lender Signature Bank valued at $7.9 million for the 16-unit rental (D5) at 122 Duane Street in Tribeca, Manhattan.
The deal closed on April 20, 2021 and was recorded on April 29, 2021.
The property has 29,165 square feet of built space and 5,949 square feet of additional air rights for a total buildable of 35,114 square feet according to PincusCo analysis of city data. The loan price per built square foot is $270 and the price per buildable square foot is $224 per the PincusCo analysis.
The signatory for United American Land was Albert Laboz.
Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000.
