UES townhouse sells for $9.9M

Nomad Ventures USA LLC paid $9.9 million to Ira Titunik for the townhouse (S2) at 121 East 69th Street in Upper East Side, Manhattan.
The deal closed on August 18, 2021 and was recorded on September 20, 2021.
The property has 6,500 square feet of built space and 1,526 square feet of additional air rights for a total buildable of 8,032 square feet according to PincusCo analysis of city data. The sale price per built square foot is $1,530 and the price per buildable square foot is $1,238 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Ira Titunik was Ira Titunik. The signatory for Nomad Ventures USA LLC was Lauren Mintz.

Within a 400-foot radius of 121 East 69th Street, PincusCo identified two commercial real estate items of interests occurred over the past 24 months.
Of those two items, two were sales above $5 million totaling $37.2 million. The most recent of the two was Glen Roberts which bought the 7,224-square-foot, one-unit office building (O2) on 132 East 70th Street for $7.2 million from George N. Papagapitos on February 19, 2021.
