UES townhouse sells for $18.8M, or $2,265 per sf
Edward J. Stern through the entity 18e74, LLC paid $18.8 million to Laura Slatkin for townhouse (A4) at 18 East 74th Street in Upper East Side, Manhattan.
The deal closed on September 20, 2021 and was recorded on September 30, 2021.
The property has 8,277 square feet of built space and 300 square feet of additional air rights for a total buildable of 8,584 square feet according to PincusCo analysis of city data. The sale price per built square foot is $2,265 and the price per buildable square foot is $2,184 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on October 20, 2005, for $11.7 million.

Of those five items, one was for major renovation including a certificate of occupancy change. It was an initial temporary certificate of occupancy issued on February 28, 2020 for the $5 million renovation of an R-3 building with one residential unit at 39 East 74th Street.
Of those five items, three were sales above $5 million totaling $66.2 million. The most recent of the three was a couple which bought the 6,900-square-foot, one-unit townhouse (A4) on 26 East 73rd Street for $19 million from David S. Winter on September 3, 2021.
One of those five items was a loan which Israel Englander borrowed $25.6 million from Morgan Stanley secured by the 11,590-square-foot, two-unit mixed-use building (S1) on 8 East 75th Street on March 25, 2021.
