UES penthouse condos sell for $16.5M, up from 2003 price of $9.8M

The entity HEG Capital paid $16.5 million to Ridgewood Ventures for condo (SC) units PH28A and PH28B at 30 East 85th Street in the Upper East Side, Manhattan.
The deal closed on April 23, 2021 and was recorded on May 11, 2021.
The two properties have 4,756 square feet of built space and 0 square feet of additional air rights for a total buildable of 0 square feet according to PincusCo analysis of city data. The sale price per built square foot is $3,469 per the PincusCo analysis.
(104287923) One of the projects were to change the building from a J-2 to a J-2 and change the number of residential units from 0 to 92.
This is for units PH28A and PH28B. The seller bought the units in 2003 for $9.8 million.
