Two residential sales above $10 million, totaling $75 million, recorded October 31, 2023

The entity 144 East 65 LLC paid $47 million to the entity 146 East 65, LLC for the former David Rockefeller home, a two-unit townhouse (B1) at 144 East 65th Street in Lenox Hill, Manhattan.
The deal closed on October 19, 2023 and was recorded on October 31, 2023. The property has 9,760 square feet of built space and 6,306 square feet of additional air rights for a total buildable of 16,068 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $4,815 and the price per buildable square foot is $2,925 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on April 2, 2018, for $20 million. The signatory for 146 East 65, LLC was attorney Andrea Riina. The signatory for 144 East 65 LLC was attorney Sandor Krauss. Michael Stuart Gross acquired unit 2ABC from Paul Orlin valued at $28.2 million in a 55-unit cooperative elevator building (D4) at 1016 Fifth Avenue in Carnegie Hill, Manhattan.
