Trinity Place signs $166.7M condo inventory loan with Macquarie Group for 89 units in West Village
Trinity Place Holdings through the entity Tphgreenwich Owner LLC as borrower signed a refi loan with lender Macquarie Group through the entity Macquarie Pf Inc. valued at $166.7 million for 89 properties including at the 90-unit condo (SC) project at 77 Greenwich Street in West Village, Manhattan, office building (OT) at 75 Greenwich in West Village, Manhattan, and condo (SC) at 77 Greenwich in West Village, Manhattan.
The deal closed on October 22, 2021 and was recorded on November 1, 2021.
The 89 properties have 145,560 square feet of built space according to PincusCo analysis of city data. The loan price per built square foot is $1,145 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

Of those five items, three were sales above $5 million totaling $42.5 million. The most recent of the three was Eb Greenwich-Pha Holdings LLC which bought one condo unit in the 2,295-square-foot, 204-unit mixed-use building (RM) at 133 West 11th Street for $11.2 million from Mr. Pants II LLC on September 24, 2021.
Of those five items, two were loans above $5 million totaling $52. million. The most recent of the two was Ascot Properties which borrowed $22 million from Signature Bank secured by the 64,840-square-foot, 82-unit rental (D6) on 87 Greenwich Avenue on March 18, 2020.
