Hakimian Organization finishes $7.9M multi-floor rehab of office building in Clinton
The Hakimian Organization, on July 30, formally completed a $7.9 million rehab of the cellar and two floors of an office building at 636 Eleventh Avenue in Clinton.
The plans, pre-filed on January 31, 2019, call for a rehab of the cellar and floors one and two of the 157-foot tall, 11-story, building.
The project is described in the filings as: interior renovations as per plans filed herewith. no change to use, egress, or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $7,900,000.
The architect listed is HOK.
Ogilvy & Mather an international advertising and public relations agency, currently occupies the entire building at 636 Eleventh Avenue. In 2008, the firm announced it would make the building its new headquarters, by moving out of Worldwide Plaza, on Eighth Avenue and 50th Street, when its lease expired in July of the following year.
The Hakimian Organization had originally intended to convert the building to residential use but was ultimately talked out of it.
In May of 2018, Hakimian refinanced the building with a $240 million mortgage from JPMorgan Chase and Citi Real Estate Funding.
The organization has not filed plans at the building since December of 2019, when plans were filed for a $1.6 million rehab of the fifth floor.
