Tennis education firm Court 16 through the entity Court 16 LIC Properties LLC paid $5.2 million to Edward Farrell through the entity Gratz Industries, Inc. for the mixed-use building (K9) at 13-06 Queens Plaza South in Long Island City, Queens. Court 16 already occupies the property through a lease.
The deal closed on October 27, 2023 and was recorded on November 21, 2023. The parcel has frontage of 110 feet and is 95 feet deep with a total lot size of 11,095 square feet. The lot is irregular. The zoning is M1-4 which allows for up to 2 times floor area ratio (FAR) for manufacturing The city-designated market value for the property in 2022 is $1.5 million.

There were no lawsuits or bankruptcies filed against the property for the past 24 months. In addition, according to city public data, the property has not received any significant violations in the last year.

Development

For the tax lot building, it received its initial certificate of occupancy on February 9, 2018. There are no active new building construction projects or major alteration projects with initial costs more than $1 million on this tax lot.
