Boston-based Taurus Investment Holdings and A24 through the entity Cherry Lane Venue LLC as borrower signed acquisition and building loans with lender Northern Bank & Trust Company valued at $12.5 million for three properties including the eight-unit residential walkup building (C7) at 42 Commerce Street in West Village, Manhattan, 1-4 family building (A4) at 36 Commerce Street in West Village, Manhattan, and specialty building (J5) at 38 Commerce Street in West Village, Manhattan. Taurus and A24 partnered to buy the Cherry Lane Theater for $10 million.
The deal closed on February 28, 2023 and was recorded on March 8, 2023. The three properties have 22,009 square feet of built space according to PincusCo analysis of city data. The loan price per built square foot is $567 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Taurus Investment Holdings and A24 was Nancy Scotton. This is an acquisition and rehabilitation loan.
