Susan Mendik sells Lenox Hill townhouse for $4.5M that is subject to ground lease

Mac Dabah through the entity 207 East 71 Holder LLC paid Susan Mendik $4.5 million for the townhouse at 207 East 71st Street in Lenox Hill. The deal closed on February 9, 2021 and was recorded on February 24, 2021. The transaction consists of 1 parcel, including the tax class single-family, mansion type (A7). The property is 4,525 square feet.
The average sale price per square foot is $1,001.

Susan Mendik is the widow of real estate developer Bernard Mendik. Mac Dabah is co-founder of HDS Capital.  Arlene S. Reed and Mihal Gartenberg of Warburg Realty were the listing brokers on the sale.  The property was listed for $8.97 million in 2020, but sold for far less, in part because of the ground lease.
