Storage Deluxe files plans for 45K sf self-storage building in East Flatbush
Storage Deluxe Management, on June 28, filed a permit application for construction of a 45,480-square-foot self-storage building at 1051 Utica Avenue in East Flatbush, Brooklyn.
The plans filed with the Department of Buildings call for the construction of a 44-foot tall, three-story self-storage building. The zoning lot spans seven tax lots, and is anticipated to merge them into Lot 52, according to the filing with the DOB, but no zoning lot description with those tax lots has been recorded with the city’s Department of Finance. The merged lots have 440 feet of frontage along Utica Avenue.
The project is described in the filings as: erect three-story, with 2 cellar new building.
The cellar, sub-cellar, and floors one through three will all be used for self-service storage facilities, per the plans. The ground floor will also have an accessory office.

The properties are currently occupied by several buildings, including a 11,095-square-foot building with the address 1051 Utica Avenue, however no demolition permits have been filed for any of the buildings.
The buildings are owned by Russo Properties LLC which is controlled by Pasquale Russo. It is unclear if the land is being leased to Storage Deluxe Management, or if the storage company is in the process of buying the property, or the parties have some other arrangement. Russo declined to comment.
