Stellar Services pays $36M for office building in Midtown West, sold in 2019 for $37M

The technology development firm Stellar Services through the entity Red Currant Management LLC paid $36 million to Kenneth Fishel of Renaissance Properties through the entity Kenneth Lawrence Company LLC for the office building (O6) at 62 West 45th Street in Midtown West, Manhattan.
The deal closed on June 27, 2022 and was recorded on July 8, 2022. The property has 44,063 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $817 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
Fishel bought the building for $37.25 million in 2019.

The most recent loan totaled $15 million and was provided by First Republic Bank on July 15, 2019.
