Son Dinh Tran through the entity 1520-1526 St Nicholas Ave LLC as borrower signed a acquisition loan with lender Signature Bank valued at $11 million for two rentals including the 24-unit rental (C7) at 1520 St Nicholas Avenue in Washington Heights, Manhattan and 18-unit rental (C7) at 1526 St Nicholas Avenue in Washington Heights, Manhattan.
The deal closed on July 21, 2021 and was recorded on August 13, 2021.
The two properties have 39,832 square feet of built space and 0 square feet of additional air rights for a total buildable of 34,400 square feet according to PincusCo analysis of city data. The loan price per built square foot is $276 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
