Son Dinh Tran pays $5.9M for mixed-use building in Mott Haven

Son Dinh Tran through the entity 316 E. 149 Street LLC paid $5.9 million to Maria Rose D’Onofrio through the entity 316-322 East 149th St., LLC for mixed-use building (K2) at 316 East 149th Street in Mott Haven, Bronx.
The deal closed on December 15, 2021 and was recorded on January 3, 2022.
The property has 12,000 square feet of built space and 17,544 square feet of additional air rights for a total buildable of 29,584 square feet according to PincusCo analysis of city data. The sale price per built square foot is $489 and the price per buildable square foot is $198 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Maria Rose D’Onofrio was Maria Rose D’Onofrio. The signatory for Son Dinh Tran was Son Dinh Tran.

Within a 400-foot radius of 316 East 149th Street, PincusCo identified six commercial real estate items of interests occurred over the past 24 months.
Of those six items, three were for major renovation including a certificate of occupancy change. They were two permit applications with a total initial cost of $824,000 and one initial temporary certificate of occupancy issuance for a project that initially costed $2.7 million. The most recent of these three items was the filing on April 11, 2021 for a 15,376-square-foot B building with 0 residential units at 324 East 149th Street.
Of those six items, three were loans above $5 million totaling $25.2 million. The most recent of the three was Robert Gershon which borrowed $7.9 million from Argentic Investment Management secured by the 15,375-square-foot, two-unit office building (O7) on 326 East 149th Street and one other property on January 12, 2021.
