Son Dinh Tran pays $12.6M to Barberry Rose for two rentals in Washington Heights
Son Dinh Tran through the entity 1520-1526 St Nicholas Ave LLC paid $12.6 million to Barberry Rose Management through the entity 1520-26 St. Nicholas Holding LLC for 24-unit rental (C7) at 1520 St Nicholas Avenue in Washington Heights, Manhattan and 18-unit rental (C7) at 1526 St Nicholas Avenue in Washington Heights, Manhattan.
The deal closed on July 21, 2021 and was recorded on August 13, 2021.
The two properties have 39,832 square feet of built space and 0 square feet of additional air rights for a total buildable of 34,400 square feet according to PincusCo analysis of city data. The sale price per built square foot is $315 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Barberry Rose Management was Lewis M. Barbanel. The signatory for Son Dinh Tran was Son Dinh Tran.
Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000.
The former owners according to the Department of Housing Preservation and Development included Lewis Barbanel, head officer and Robert Silverman, officer. The business entities are Barberry Rose Mgmt Co. Inc. and 1520-26 St Nicholas Holding Llc.
