Solomon Schwimmer signs $5.36M contract for Longwood building set for 88-unit conversion

The New York State Attorney General’s office approved a contract in which the nonprofit Boom!Community Services will sell its 33,208-square-foot, five-story building at 846 Brook Avenue, with an alternate address of 3144 Third Avenue, in Longwood, the Bronx, to Solomon Schwimmer’s 3144 3rd Avenue LLC for $5.36 million. Schwimmer filed plans this week to convert the commercial building into 88 residential units.
This Solomon Schwimmer is not the same Solomon Schwimmer who leads Twin Group Associates.
The price per foot based on the current building size is $161 per foot.
Solomon “Sol” Schwimmer of 3991 Saxon Ave LLC submitted a major alteration application for the conversion of the 33,208 square-foot commercial (COM) building at 846 Brook Avenue in Longwood, Bronx, to a residential building with 88 apartments. The filing states the building has 27,833 square feet of zoning square feet. The plan was filed with the New York City Department of Buildings on May 25, 2026 under job number X01406972. The project is described in the filing as: application filed herewith to convert an existing five-story community facility building into an 88-family residential building. The architect is Lester Katz.
Assistant Attorney General Jeffrey Chester approved the petition on May 27, 2026.

Boom!Community Services, a drug treatment organization affiliated with a related nonprofit, Boom!Health, bought the building in June 2016 for $4.95 million. The $1.66 million in net proceeds after closing costs and loan paydown, will be distributed to Boom!Health.
