Slawomir Platta pays $6.5M for mixed-use building in Murray Hill
Slawomir Platta through the entity 119 E 38 Street LLC paid $6.5 million to Norman Alshooler through the entity Merchandising Workshop Inc for mixed-use building (S1) at 119 East 38th Street in Murray Hill, Manhattan.
The deal closed on June 30, 2021 and was recorded on July 16, 2021.
The property has 4,972 square feet of built space and 1,746 square feet of additional air rights for a total buildable of 6,716 square feet according to PincusCo analysis of city data. The sale price per built square foot is $1,307 and the price per buildable square foot is $967 per the PincusCo analysis.
The signatory for Norman Alshooler was Norman Alshooler. The signatory for Slawomir Platta was Slawomir Platta.
The former owners according to the Department of Housing Preservation and Development included Norman Alshooler, head officer and Abigail Alshooler, officer. The business entity was Merchandising Workshop Inc.
Within a 400-foot radius of 119 East 38th Street, PincusCo identified four commercial real estate items of interests occurred over the past 24 months.
Of those four items, one was for major renovation including a certificate of occupancy change. It was a permit issued on January 21, 2020 for the $319,500 renovation of 105,231-square-foot residential R-2 building with 149 residential units at 66 Park Avenue.
Of those four items, two were sales above $5 million totaling $14.5 million. The most recent of the two was KAY-MEDIX CORPORATION which bought the 7,080-square-foot, 12-unit rental (D1) on 121 East 37th Street for $8.7 million from Nathanial Rahav on February 18, 2021.
One of those four items was a loan which Denihan Hospitality Group borrowed $286.9 million from Goldman Sachs secured by the 109,921-square-foot hotel (HB) on 303 Lexington Avenue and 27 other properties on April 21, 2021.
