Sioni Group files plans for 300-unit mixed-use building, most resi units in Garment District in 10 years

Sioni Group, on December 15, filed a permit application for construction of a 300-unit, 384,118-square-foot mixed-use building at 100 West 37th Street in Garment District, Manhattan. Jack Yadidi of Sioni Group filed the plans.

The plans call for the construction of the most residential dwelling units in the neighborhood in at least the previous 10 years, according to an analysis by PincusCo.

The plans call for the construction of a 743-foot-tall, 69-story building and were filed with the New York City Department of Buildings under job number M00643592. The development site spans two tax lots.

The project is described in the filing as: new building 68-story mixed-use building.

Per the plans, the ground floor will have a lobby and a retail space. The second floor will have an additional retail space. Floors three through seven will be used for office space. Floors nine through 23 will each have seven dwelling units per floor. The 24th floor will have recreation space. Floors 25 through 39 will each have five dwelling units per floor, floors 40 and 41 will each have four dwelling units, floors 42 through 58 will each have five dwelling units per floor. The 59th floor will have recreation space. Floors 60 through 68 will each have three dwelling units per floor. The cellar will have retail space.
