Simon Baron Development inks contract that would expand its development holdings in LIC

Simon Baron Development through the entity Sbdl1 LLC signed a contract with Jerry Nazari and Richard Wissak’s Jerist Realty Corp. for an undisclosed price to purchase 45-10 Vernon Boulevard in Queens. The memorandum of contract was signed on November 7, 2019, and was recorded on November 12, 2019. The transaction consists of 1 parcel, including the tax class miscellaneous manufacturing building (F9). The property is 17,225 square feet. The parcel(s) have total development potential of 82,005 square feet.

Simon Baron owns the adjacent Paragon Paint building at 45-40 Vernon Boulevard which it purchased in 2013 for $14.7 million from Nazari and Wissak.
