Simkho Aranbayev pays $5.8M for four properties in Astoria
Simkho Aranbayev through the entity 118-01 LLC paid $5.8 million to Kevin Foley-Littell through the entity A. Recknagel, Inc. for mixed-use building (K2) at 30-29 Steinway Street in Astoria, Queens, retail building (K1) at 30-19 Steinway Street in Astoria, Queens, and retail building (K1) at 30-28 Steinway Street in Astoria, Queens.
The deal closed on December 10, 2021 and was recorded on December 27, 2021.
The four properties have 13,185 square feet of built space and 15,000 square feet of additional air rights for a total buildable of 28,188 square feet according to PincusCo analysis of city data. The sale price per built square foot is $439 and the price per buildable square foot is $205 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Kevin Foley-Littell was Kevin Foley-Littell. The signatory for Simkho Aranbayev was Simkho Aranbayev.
Within a 400-foot radius of 28-33 Steinway Street, PincusCo identified two commercial real estate items of interests occurred over the past 24 months.
Of those two items, two were loans above $5 million totaling $22.9 million. The most recent of the two was Abdul Mubarez which borrowed $6.9 million from Dime Community Bank secured by the 5,400-square-foot, three-unit three-family building (C0) on 28-34 41st Street and five other properties on April 19, 2021.
