Shimon Kleinman, of Borough Developers submitted a new building construction project for a 99-unit, 88,943 square-foot residential (R-2) building at 67 4th Avenue in Park Slope, Brooklyn. The plan was filed with the New York City Department of Buildings on July 15, 2025 under job number B01249173. It calls for the construction of a 14-story building. The project is described in the filing as: proposed 14-story and cellar mixed use building. The project is being constructed on a 7,932-square-foot, five-parcel development site. The architect is Kao Hwa Lee Architects.

It is a 99-unit, 88,943 square-foot residential (R-2) building submitted by Borough Developers and filed by Shimon Kleinman with plans filed July 15, 2025 and it has not been permitted yet.

Within the portfolio, the bulk, or 66 percent of the 32,517 square feet of built space are mixed-use properties, with retail properties next occupying 26 percent of the space. They are all located in Brooklyn.

The owners according to the Department of Housing Preservation and Development includes Lilly Eng, head officer and Joanne Gay, officer. The business entity is 67 Fourth Place Llc.

The surrounding

Within a 400-foot radius of 67 4 Avenue, PincusCo identified five commercial real estate items of interests occurred over the past 24 months. Of those five items, one was in new building development. It was a new building permit issued on September 25, 2024 for a 132,409-square-foot residential (R-2) building with 193 residential units at 85 4th Avenue. One of those five items was a sale which Ben-Josef Group Holdings bought the zero-square-foot, 30-unit rental (D7) on 82 4th Avenue for $20 million from Abraham Posner on July 10, 2024. Of those five items, three were loans above $5 million totaling $59.5 million. The most recent of the three was Harry Einhorn in which borrowed $25 million from Be Aviv secured by the 5,672-square-foot development site (V1) on 97 4th Avenue and eight other properties on October 15, 2024.
