Select Garages signs $44M refi at two garage locations in Manhattan

Select Garages through the entity East 9th Park LLC as borrower signed a refi loan with lender Bank of Montreal valued at $44 million for four parking lot condominium units in two buildings, including 2373 Broadway in the Upper West Side, and at 21 University Place in Greenwich Village, Manhattan.
The deal closed on May 25, 2023 and was recorded on June 8, 2023. The prior lender was Signature Bank which held debt of about $19 million.
The four condo units have 89,155 square feet of built space according to a PincusCo analysis of city data. The loan price per built square foot is $493 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Select Garages was Aaron Katz. The signatory for Bank of Montreal was Michael Birajiclian.
