Select Garages pays $13.5M to Manhattan Skyline for UWS garage
Select Garages through the entity Topaz Park LLC paid $13.5 million to Manhattan Skyline Management through the entity 2373 Broadway Associates, Lp for the garage condominium unit (CR) at 2373 Broadway in Upper West Side, Manhattan.
The deal closed on October 15, 2021 and was recorded on October 27, 2021.
The property has 34,800 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $387 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on September 30, 2014, for $5.9 million.
The signatory for Manhattan Skyline Management was Albert Berkowitz.
Select Garages is listed as the C/O for the buyer LLC.
Within a 400-foot radius of 2373 Broadway, PincusCo identified two commercial real estate items of interests occurred over the past 24 months.
Of those two items, one was for major renovation including a certificate of occupancy change. It was a permit application filed on July 29, 2021 for the $520,540 renovation of 4,892-square-foot R-2 building with four residential units at 256 West 88th Street.
One of those two items was a loan which 200 West 86 Apartment Corp. cooperative borrowed $12.4 million from Apple Bank For Savings secured by the 352,821-square-foot, 234-unit co-op (D4) on 530 Amsterdam Avenue on January 22, 2020.
