Sanjaya Mallick through the entity 2471 Davidson Avenue LLC paid $2.2 million to Edgar Casablanca through the entity Davidson Realty 2471, LLC for the 31-unit residential walkup building (C1) at 2471 Davidson Avenue in Fordham Manor, Bronx. The expected use is cash flowing.
The deal closed on February 27, 2026 and was recorded on March 10, 2026. The property has 27,310 square feet of built space according to a PincusCo analysis of city data. The sale price per built square foot is $80 per the PincusCo analysis. The residential walkup building with 31 residential units in Fordham Manor has 27,310 square feet of built space according to a PincusCo analysis of city data. The parcel has frontage of 75 feet and is 98 feet deep with a total lot size of 7,403 square feet. The zoning is R6 which allows for up to 2.43 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $2.4 million. The property has 30 rent regulated units according to city tax records from 2024.

There were no lawsuits or bankruptcies filed against the property for the past 24 months. In addition, according to city public data, the property has received one housing violation and $600 in OATH penalties in the last year.
