Sam Strulovitch signs contract to buy property near LaGuardia Airport

Sam Strulovitch signed a memorandum of a purchase contract with Wing Fung Chau and Aiyun Chen through the entity Samcom 48 (DE) LLC for 1 parcel at 37-10 114th Street in Corona. The memorandum was signed on January 3, 2020 and was recorded on January 14, 2020.

The last time the property sold was August 11, 2016, when Sam Chang’s McSam Hotel Group bought it for $37,644,000.  In April 2017, the ownership signatory of the property changed to Aiyun Chen, and was no longer at McSam’s Great Neck address, however, no formal title transfer has been recorded.
There has been a filing in the DOB to divide tax lot 19 into tax lots 19 and 30, but that has not yet been recorded in Acris. Aiyun Chen filed plans for a 173,574-square-foot residential building in February 2018. 

Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000. There has been one demolition project filed for the parcels over the past five years.
