Salvatore Gaudio pays $6.8M to Townhouse Management for two rentals in Upper East Side

Salvatore Gaudio through the entity Lms 297 LLC paid $6.8 million to Townhouse Management Company through the entity Mf 300-04 East 81st LLC for 11-unit rental (C7) at 304 East 81st Street in Upper East Side, Manhattan and 10-unit rental (C7) at 300 East 81st Street in Upper East Side, Manhattan.
The deal closed on October 28, 2021 and was recorded on November 18, 2021.
The two properties have 11,830 square feet of built space and 20,349 square feet of additional air rights for a total buildable of 32,170 square feet according to PincusCo analysis of city data. The sale price per built square foot is $574 and the price per buildable square foot is $211 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Townhouse Management Company was Mitchel A. Maidman. The signatory for Salvatore Gaudio was Salvatore Gaudio.

The former owners according to the Department of Housing Preservation and Development included Mitchel Maidman, head officer and David Cohen, officer. The business entity was Wmf 300-04 East 81 Llc.

Within a 400-foot radius of 300 East 81st Street, PincusCo identified five commercial real estate items of interests occurred over the past 24 months.
Of those five items, one was in new building development. It was a new building permit issued on November 3, 2020 for a 30,346-square-foot R-2 building with 21 residential units at 333 E82nd St.
Of those five items, four were loans above $5 million totaling $95.6 million. The most recent of the four was A&E Real Estate Holdings which borrowed $72.6 million from Mesa West Capital secured by the 123,524-square-foot, 117-unit rental (D6) on 1543 2nd Avenue on September 15, 2021.
