Sakander Raja through the entity 2680 Morris LLC as borrower signed a new construction loan with lender Ponce Bank valued at $11.4 million for the 36-unit project at 2680 Morris Avenue in Fordham Manor, Bronx.
On the lot, there is one active new building construction project for a 36-unit, 38,242 square-foot R-2 building. The project was developed by Sakander Raja with plans filed May 8, 2019 and it has not been permitted yet.
The deal closed on January 26, 2023 and was recorded on February 16, 2023. The property has zero square feet of built space and 36,294 square feet of additional air rights for a total buildable of 36,294 square feet according to PincusCo analysis of city data. The loan price per buildable square foot is $315 per the PincusCo analysis.
