RW Real Estate Group through the entity 2260 Morris LLC paid $1.9 million to Anthony S. Fontana through the entity 2260 Morris Ave. Realty Corp. for the retail building (K1) at 2260 Morris Avenue in Fordham Heights, Bronx.
The deal closed on March 11, 2024 and was recorded on March 25, 2024. The property has 6,068 square feet of built space and 30,611 square feet of additional air rights for a total buildable of 36,709 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $320 and the price per buildable square foot is $52 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Anthony S. Fontana was Valerie T. Fontana. The signatory for RW Real Estate Group was Jeffrey Platte. The contract date was July 27, 2023.
Prior sales and revenue
Prior to this transaction, PincusCo has records that the buyer RW Real Estate Group purchased two properties in two transactions for a total of $5.4 million and sold one property in one transaction for a total of $5 million over the past 24 months.
