Robert Lumaj through the entity 3273 3rd LLC paid $4.8 million to Yerucham Israel through the entity 3267-3273 3rd Ave Mbsd LLC for the two-unit mixed-use building (K4) at 3269 3rd Avenue in Morrisania, Bronx.

On the lot, there is one active new building construction project for a 73-unit, 52,842 square-foot R-2 building. The project was developed by Joel Fekete with plans filed April 15, 2022 and it has not been permitted yet.
The deal closed on January 18, 2023 and was recorded on February 2, 2023. The property has 4,848 square feet of built space and 25,102 square feet of additional air rights for a total buildable of 29,983 square feet according to PincusCo analysis of city data. The sale price per built square foot is $979 and the price per buildable square foot is $158 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on September 30, 2022, for $2.2 million. The signatory for Yerucham Israel was Yerucham Israel. The signatory for Robert Lumaj was Robert Lumaj.

Prior sales and revenue

Prior to this transaction, Pincusco has no record that the buyer Robert Lumaj had purchased any other properties and has no record it sold any properties over the past 24 months.
The seller Yerucham Israel purchased one properties in one transactions for a total of $2.2 million and had not sold any properties over the same time period. The 4,848-square-foot property generated revenue of $122,218 or $25 per square foot, according to the most recent income and expense figures.
