Reginald White, Rhianna White pay $5.6M for 9-unit rental in the Upper West Side
Reginald White and Rhianna White through the entity 306w78, LLC paid $5.6 million to Robert Neal through the entity 306 West 78th Street LLC for the nine-unit rental (C1) at 306 West 78th Street in the Upper West Side, Manhattan.
The deal closed on July 7, 2021 and was recorded on July 26, 2021.
The property has 5,648 square feet of built space and 1,710 square feet of additional air rights for a total buildable of 7,356 square feet according to PincusCo analysis of city data. The sale price per built square foot is $991 and the price per buildable square foot is $761 per the PincusCo analysis.
The signatory for Robert Neal was Robert Neal. The signatory for Reginald White and Rhianna White was Lynn Markel.
The former owner according to the Department of Housing Preservation and Development was Robert Neal, head officer. The business entity was 306 W 78th St Llc.
Within a 400-foot radius of 306 West 78th Street, PincusCo identified four commercial real estate items of interests occurred over the past 24 months.
Of those four items, one was for major renovation including a certificate of occupancy change. It was a permit issued on February 10, 2020 for the $86.9 million renovation of a residential R-2 building with 66 residential units at 370 West End Avenue.
One of those four items was a sale which Too Many Notes Ny Enterprises LLC bought the 6,919-square-foot, one-unit townhouse (A4) on 313 West 77th Street for $8.8 million from US Masters Residential Property Fund on July 9, 2021.
Of those four items, two were loans above $5 million totaling $74.4 million. The most recent of the two was Imperial Companies which borrowed $65 million from Reuben Brothers Limited secured by condo units in the 161-unit mixed-use building (RM) on 2211 Broadway and 51 other properties on March 18, 2020.
