RB Realty pays $10.9M to Yassky Properties for commercial building in Rego Park

RB Realty Capital through the entity Gva Capital LLC paid $10.9 million to Yassky Properties through the entity Pmc Owners Corp. for a commercial building (O7) at 98-60 Queens Boulevard in Rego Park, Queens.
The deal closed on July 6, 2021 and was recorded on July 15, 2021.
The property has 15,500 square feet of built space and 18,900 square feet of additional air rights for a total buildable of 34,400 square feet according to PincusCo analysis of city data. The sale price per built square foot is $706 and the price per buildable square foot is $318 per the PincusCo analysis.
The signatory for Yassky Properties was Marc Yassky. The signatory for RB Realty Capital was Avi Matatov.
Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000.
Marc Yassky is managing principal of Yassky Properties.  Avi Matatov is principal of RB Realty Capital.
Within a 400-foot radius of 98-60 Queens Boulevard, PincusCo identified one commercial real estate item of interests occurred over the past 24 months.
It was a loan which Rudolf Abramov borrowed $6.6 million from Bank Leumi secured by the 6,530-square-foot, seven-unit retail building (K1) on 98-83 Queens Boulevard and three other properties on May 26, 2020.
