Raphael Viñoly Architects affiliate pays $36M to Sabey for commercial condo in City Hall

An affiliate of Raphael Viñoly Architects through the entity High Over Pearl LLC paid Sabey’s Intergate.Manhattan Office 31 LLC $35.8 million for a 31st-floor commercial condo unit at 375 Pearl Street in City Hall. The deal closed on September 9, 2020, and was recorded on September 11, 2020. The transaction consists of 1 parcel, including the tax class commercial real estate (CR). The property is 26,393 square feet.
The average sale price per square foot is $1,357.

The contract date was May 18, 2018. Sabey sold a condo parcel known as Office Unit 3 covering the 31st floor, with a total of 26,393 square feet. Sabey bought two commercial condo units at 375 and 411 Pearl Street from Taconic Investment Partners in 2011 for $120 million and in 2018 subdivided the 715,579-square-foot condo unit at 375 Pearl into five units, and this transaction represents the sale of one of the units. Patricia Sewell of Sabey signed for the seller.  Román Viñoly was the signatory for the buyer. The architecture firm is the tenant to the landlord, a Viñoly-controlled company.
